Pinehaven Estates is a lakeside community located on Badin Lake and established in the 1950s. The development is populated with both stick built and modular and mobile homes with lots originally sold in increments of 50 X 100 with many homes occupying multiple lots. Lot 1197 originally purchased in 1953 and located on Hillcrest Road is grandfathered in as far as it use as a single family dwelling site per Montgomery County planning and zoning but subject to current set back requirements by the planning department under the R-2 zoning category. The current site consists of 5,000 sq. ft. and when building setbacks are applied allow for a 1,500 sq. ft. (30’ in width by 50’ in depth) dwelling inclusive of porches. Current owners of vacant lots are exempt form association fees provided no lot improvements. Owners of improved lots pay $70 annually dues.
Lot owners have access to 4 public waterfront areas and use of the community boat launch and pier.
